to maintain the quality, integrity and longevity of a home.

Spring
- Heavy duty cleaning of the entire home such as hand washing hard flooring
surfaces, clean all windows and screens, remove items from the refrigerator & freezer
to clean and replace, remove contents from cabinets, drawers and pantry
to clean and replace, remove unwanted clothing from closets and donate
to a charity, etc.
- Contact an HVAC contractor to perform season maintenance on the furnace,
air conditioner and humidifier. All registers (wall, floor & ceiling)
should be cleaned annually.
- Inspect the roof for shingles that may be loose or missing due to the
previous winter. Contact a roofing contractor if repairs are necessary.
- Test smoke detectors and replace the smoke detector batteries.
- Make sure all downspouts are on and properly attached to the gutters.
Check gutters for debris.
- Inspect all caulked areas for separation such as around toilets, tubs & showers,
faucets, sinks, countertops, window sills and all other appropriate areas.
If separation has occurred purchase the appropriate caulking material and
follow the directions for application.
- Clean or replace all filters.
- Check the foundation for settling and fill areas where needed to maintain
drainage.
- Open windows on nice days to allow the house to breathe.
- Check all exterior siding and/or brick for damage and replace as necessary.
- Check the attic for leaks and verify insulation is not blocking any vents
or soffit. Place the insulation blocking those areas in its original location
and add insulation where needed.
Summer
- Inspect the area around the home’s foundation for evidence of carpenter
ants or termites. When in doubt consult a pest professional.
- Inspect pipes under cabinets and in the basement for leaks. Also check
the area around the hot water heater for leaks. Tighten the fittings around
the leak or consult a plumbing contractor.
- Clean or replace all filters.
- Check exterior items that were painted for damage or weathering. If needed
repaint the necessary areas or replace.
- Check all electrical and appliance cords for damage or fraying. Replace
as necessary.
- Check to make sure the garage door and opener function properly. Contact
a garage door contractor if necessary.
- Check the clothes dryer vent and connection for lint build-up and remove.
- Seal a wood deck with a wood deck sealer.
- Seal all concrete with a concrete sealer (driveways, sidewalks, porches,
patios, etc.)
- Start underground sprinkling system and adjust heads as necessary. Test
exterior faucets for damage or broken pipes.
Fall
- The fireplace chimney should be professionally cleaned as necessary.
- Test smoke detectors and replace the smoke detector batteries.
- Clean or replace all filters.
- Check hardware and hinges on all doors. Tighten screws if not secure
and apply lubricant on hinges that do not operate correctly.
- Remove all water hoses from exterior faucets, drain the hoses and store
for the winter.
- Trim all landscaping for the winter.
- Prepare all lawn equipment for the winter.
- Check all gutters and downspouts for debris and remove.
- Adjust or replace weather stripping on exterior doors as needed.
- Drain the underground sprinkling system and outdoor sillcocks.
Winter
- Clean or replace all filters.
- Clean out faucet aerators, drains and spray nozzles.
- Do not use salts or products that can damage the surface of concrete.
- Pour water down drains that are not used regularly such as the basement
floor drain to remove odors.
- Do not overload electrical outlets and circuits with seasonal decorations.
Other
- Apply grout sealer to all tile areas and replace grout as needed.
- Check the electrical panel and circuit breakers. Consult an electrical
contractor as necessary.
