Residential and condo construction scheduling is an important part of the your planning for your new home.
The process of building a home can be an easy one as long as the lines of communication stay open. We believe in keeping you up-to-date every step of the way.
Next are the typical phases of the construction process. (Order may vary due to weather or other factors.) Our goal is to make this experience as easy and pleasurable as possible. |
Getting Started
- Select a home design. (Portfolio design or a home design personalized for you)
- Sign the paperwork and agreement
- Receive a copy of the Homeowner Manual
- Arrange financing
- Submit the permits for approval
- Start digging!

The Basics
After excavation of the foundation, footing and wall forms are installed and concrete is poured to create the foundation. Once the foundation is in place, it’s time to frame the home. This phase will seem to go fast compared to the rest of the process. (The excitement starts to build!) |
Decision Time
You will visit the design center to choose exterior siding and/or brick, roofing color, shutter color & style, cabinets, countertops, flooring and appliances. (Actual selections depend on neighborhood and design. See the list in your Homeowner Manual.) |
Wow… It Suddenly Looks Like A Home!
Time to seal things up. Roof shingles, house wrap, windows, exterior doors and siding are installed. Pipes are laid in the basement, the basement floor is prepared and poured.

Electrical, Plumbing and Heating — Oh My!
You may meet with the electrician or a representative from Watts Homes to determine placement of the TV and telephone jacks or any special electrical needs. The plumber installs tubs and showers. The HVAC contractor determines register locations, and installs the pipes for heating and cooling. The wall insulation is also installed. |
The Walls Go Up!
Drywall is cut and installed. Seams are taped and mudded, with several coats in between sanding to achieve a smooth finish. After the seams and corners are complete, the ceilings are textured. Once the drywall is completed and dry, the attic insulation is installed.
Depending on the time of year and weather, exterior concrete work such as driveways, sidewalks, porches and patios may be completed. Installation of the public utilities (water, sewer, gas & electric) will be installed according to the utility company’s schedule.

Details Make The Difference
Once the drywall is complete, things really start coming together. All of the flooring (ceramic tile, wood and vinyl) is installed. Then, trim work and interior doors are installed and hung. Floors, windows, tubs and showers are covered up, and the walls, ceilings, trim and doors are painted. After the paint dries, the cabinets and countertops are installed in the kitchen, baths and any other areas of the home. It’s beginning to look like a home!

The End Is In Sight!
The electrician, plumber and HVAC contractors return to complete the mechanicals. Appliances are delivered and installed. Weather permitting, final grading is finished. After completion of the finish mechanicals, the home is cleaned and carpet is installed. The building and mechanical inspector return for final inspections, and a certificate of occupancy is issued. A cleaning crew comes in to clean the home again. If landscaping and lawn packages are included in the agreement, it will be completed at this time as well.

Getting To Know Your New Home
Meeting with the construction superintendent for the homeowner orientation is the next step. During the walk-through, you and the superintendent will note any items that need attention before closing. Please review this section in the Homeowner Manual in advance and prepare written questions for the superintendent.

It’s All Yours!
Most, if not all, of the items on your orientation form are complete. (The only outstanding items would be anything that needed to be ordered.) Nothing is left except to call the utility companies, close and move in! Welcome to your new Watts home!
